How many times have I seen this stuff......?????? Who would be stupid enough to loan without a credit check?  OR 20% or more down?

Phoenix: I understand your disbelief. Lets take a closer  look at it.......... These lenders charge a rate of interest and points commensurate with the level of risk to  their capital. They make absolutely certain that in case the borrower can't make payments,that they can sell the property for a fast profit. Example: Lets say a property is worth 100K as-is. Borrower gets loan from these sources for 60K,paying 12-16% for the privelege(!!!). Now,if the borrower defaults,the lender forecloses,takes back the property,and immediately sells it for 80K(still 20% under market!).He pockets at least 20K on a 60K investment. We should all be that stupid! So in reality,these lenders are quasi-investors who,quite frankly,could actually make more money if you defaulted on the property than they would if you paid the note. Either way,they make a profit,and the borrower gets a chance to buy and flip a property with funding he couldn't possibly have obtained through conventional sources.. If you like,I'd be happy to give you the names and numbers of several large commercial lenders who do these types of loans EVERYDAY.Its not a secret,its nothing new,and its a huge business for aggressive private and institutional lending sources.
